What type of properties do you specialise in finding, negotiating
and acquiring for clients?
A. Typically the best country, equestrian, farm & waterside
properties in Beaulieu, Lymington, Brockenhurst, Bucklers Hard
& surrounding areas of The New Forest in Hampshire typically
ranging in value from £1million to £10million.

Are you estate agents?
A. No. Estate Agents act for the seller which is why the
unrepresented buyer is very exposed in the market. We act exclusively
for the buyer to find and secure the best properties at the lowest
possible price ahead of the competition.
Q. Don't estate agents also do this?
A. No. Estate agents fees are paid by the seller and they
therefore act in the interests of the seller to gain the highest
price for the properties they sell, our services are paid for
by the buyer and we negotiate to gain the best possible price
for our clients. Interestingly, estate agents see us as a source
of quality buyers and renters.
Q. Do you have access to properties that we cannot find
on our own?
A. Yes. Many of the transactions that we are involved with
take place in the private market, where a large proportion of
the UK's most sought after properties change hands without ever
reaching the open market. In addition we will also directly canvass
and contact owners of potential properties which are not on the
open market on behalf of our clients. Click

Q. How do you get access to the best properties from this
private market?
A. As one of the leading buyers' agents most of the selling
agents know us through experience and the numerous deals that
we have been involved with. This means that our clients are treated
as serious purchasers and are therefore able to receive details
of and to view highly sought after/ confidentially marketed properties,
which are often not made available to the unrepresented buyer.

How do you handle client confidentiality?
A. It is often a prerequisite that confidentiality is maintained
at all times. A large proportion of our clients and the sellers
that we deal with are very high profile and simply will not tolerate
any risk that their affairs become public knowledge. We have existing
confidentiality agreements in place with a number of private sellers
and selling agents and this is often a key reason why the unrepresented
buyer never gets to hear of the best properties.
Q.
How much does the Sands Home Search service cost?
A. To ensure no conflict of interest, our fees are only
ever paid for by the property buyer - we never accept fees from
the property seller.
Our fees comprise an initial retainer fee plus a % of the purchase

four times more than the fees we charged and 60% of properties
